markets — San Diego County and Austin, Texas — plus everything

Construction-only costs in San Diego typically run $400–$500

In Austin, true custom construction starts around $400–$450
per square foot at the entry end, most custom builds land
between $500 and $700 per square foot, and extreme high-spec
projects can reach $1,000–$1,100 per square foot. Land is

What the per-square-foot number leaves out

On a typical San Diego project, roughly 67% of the total
budget goes to construction, 25% to land, 3% to
architecture/design, 3% to permits and fees, and 2% to surveys,
civil engineering, and grading plans. Then come the extras that
surprise first-time builders: pools ($85,000–$150,000+), casitas
or ADUs ($400–$600 per square foot), site work on sloped lots,
retaining walls, and coastal or HOA requirements in premium areas
like La Jolla and Rancho Santa Fe.

In San Diego, expect roughly 24 months from start to finish:
2–5 months finding land, 3–5 months in design, and 8–12 months
of construction, with permit timelines varying by city. In
Austin, construction alone typically runs 9–18 months.
