California Wildfire Building Requirements: A Homeowner’s Planning Guide

Wildfire requirements should be reviewed early when planning a custom home or major renovation in California. The applicable rules depend on the property, project scope, permit timing, and responsible jurisdiction. The first step is to establish those requirements with the design team and local officials.

Understand the current code framework

The 2025 California Building Standards Code became effective January 1, 2026. Wildland-urban interface provisions formerly located in several parts of Title 24, including Building Code Chapter 7A, were consolidated into the California Wildland-Urban Interface Code, Title 24, Part 7.

Older references to Chapter 7A may remain in project records and product literature. Have the responsible professionals confirm which edition, provisions, local amendments, and approvals apply to the proposed work. Do not assume a historical article or an old permit establishes the requirements for a new project.

Establish the property-specific requirements

Ask which authority reviews the building and fire-related scope, what site information is needed, and whether additional reviews affect access, water supply, exterior construction, or vegetation management. Resolve these questions while the architecture and site plan can still respond.

Coordinate drawings and product documentation

The architectural, structural, landscape, and specialty documents should present a consistent design. Where a listed or tested product is required, confirm the exact product and intended use with the responsible professionals. A description such as fire-resistant is not a complete specification.

Track approved selections and substitutions so procurement follows the reviewed design. Preserve relevant installation information and inspection records with the project documents.

Plan for inspection and long-term care

Identify required inspections and any documentation needed before completion. Discuss maintenance obligations for exterior details and landscape as part of owner handover. Permitting, construction quality, and ongoing upkeep are related responsibilities, but none alone removes wildfire risk.

Use authoritative sources

The Office of the State Fire Marshal’s Building in the Wildland guidance links to the current code and product resources. Confirm their application with the local building and fire authorities before relying on them for a design or purchase.

This guide explains planning considerations and is not a determination of the requirements for a particular property.
